We work in three ways.
They share the same focus on Makkah and Madinah and the same long-term view, but they carry different levels of risk, capital, and time, and they reinforce one another across the development cycle.
We invest our own and our partners’ capital to build from the ground up, mainly in Madinah.
We take a site from acquisition through design and construction to the sale of completed homes and hospitality space, concentrating on the premium end of the market where demand is least well met.
This is our most involved activity, carrying full development risk over a multi-year horizon.
We act as developer of record, source land from established owners, and appoint experienced development managers to deliver.

We acquire blocks of off-plan property from established developers, usually some way through construction, and resell them at or near completion.
Buying in bulk, at the right point in a project’s life, lets us secure terms that individual buyers cannot, while taking on less risk than building from scratch.
The hold is shorter than development, and capital is recycled more quickly.
We sell on to international buyers and to institutions seeking completed, income-ready assets.
We bring international developers together with Saudi landowners and help structure the joint ventures between them.
Here we deploy expertise rather than our own capital.
We originate the opportunity, navigate the regulation and the relationships, and structure an arrangement that works for both sides, in return for a fee and, where appropriate, a share in the venture.
